Dallas area residential Sales Report for November – Richardson, TX

In he past these reports have used year over year comparisons, however a year over year comparison no longer gives you an accurate view of what’s happening in he todays market. I have therefor changed to a current month vs. previous month report.

 

Sales in Richardson fell 42% in November compared to October. Pending sales dropped 30.7%. The median sales price declined by 1.11% While the average sales price was off by 5.12%. The ratio of sales price to original list came in at 96.4%. New listings were 7.78% lower. Active listings rose 3% as properties stayed on the market longer. days on the market was flat and the months of inventory increased by 0.2.

Ratio of Sales Price to Original List: 96.4%

New Listings: 83

Active Listings: 133

Days on Market: 28

Months of Inventory: 1.6 months
