Dallas Area Residential Sales Report for November – Carrollton, TX

In he past these reports have used year over year comparisons, however a year over year comparison no longer gives you an accurate view of what’s happening in he todays market. I have therefor changed to a current month vs. previous month report.

Sales were down 24.4% compared to October. Pending sale declined 5%. The median sales price dropped 5.29% while the average sales price came in with a 3.94% fall. The ratio of sales price to original list was 1.14% lower. New listings fell 11.5% and active listings were of by 11.5%. days on market jumped up 36.6% While the months of inventory fell 7.7%. Supply is very low in Carrollton.

Pending Sales: 57

Median Sales Price: $409,500

Average Sales Price: $449,534

Ratio of Sales Price to Original List: 95%

New Listings: 68

Active Listings: 115

Days on Market: 41

Months of Inventory: 1.2
