Dallas Area Residential Sales Reprot for October Dallas – Ft. Worth – Arlington MSA

Single Family home sales were down 22% compared to last October. Pending sales felldropped 18.6%. Days on market increased 65.2%. The median sales price rose 11.1% while the average sales price increased 11.7%  The ratio of sales price to original list was 95.8%. New listings declined by 1.6% while the active listings climbed 98.7%. This large increase is not caused by a huge increase in the number of new listinsg but due to listings staying on the market longer. The months of inventory now satans at 2.5 months. This is still a very low number when you consider that 6 months is a balanced market.

Sales: 6,686

Pending Sales: 6,703

Days on Market: 38

Median Sales Price: $400,000

Average Sales Price: $481,787

Ration of Sales Price to Orginal List: 95.8%

New Listings:6,703

Active Lisrings: 19,539

Months of Inventory: 2.5
