Dallas Area Residential Sales Repor for July – Frisco, TX

Sharp climb in inventory

Homw sales fell 29.5% year over year. Pending sales declined 16.2%. The median sales pricejumprd up 22.1% while the average sales price rose 22%. Buyers paid 100.8% of the original asking price. That’s a 5.6% droop. listings dropped 3.8%. With the drop off in sales and pending sales, the active listings increased 78% taking the months of inventory to 2.5 months. That’s atill short of the 6 months comsidered a balanced market.

Median Sales Pricc e: $714,000

Average sales Price: $610,972

Ratio of Sales Price to Original List Price: 100.8.

New Listings: 380 Active Listings: 567

Months of Inventory: 2.5 months
