Dallas Area Residential Report for July – Allen, TX

Prices continue to rise as sales fall.

Singlr family home sales fell by14.7% year over year. Pending sales fell 11.2%. The average sales price increased 21.8% while the median sales price climbed by 23.9%. Buyers paid on average 101.6% above the original sales price. That was a 5.3$ decrease.The mumber of new listings declined 12.8%. Active listings were down 24.8%. The months of inventory remains very low at 1.7 months. 6 months is considered a balanced market.

Average Sales Price: $629.406

Median Sales Price: 570,000

Ratio of sales price to Original List Price: 101.6

New Listings: 160

Active Listings: 186

Months of Inventory: 1.7 months
