Dallas Area Residential Sales Report for June – Carrollton/ Farmers Branch

Extremely low inventory

Sales were off by 2.7% in June compared to last June. Pending sales fell 15.7%. The median sales price rose 16.9% while the average sales price climbed 28.8%. Due to the low inventory buyers were paying on average 106.9% above the original list price. New listings did rise a healthy 15.4% and active listing increased by 21.6%. While these like substantial increases, they only moved the months of inventory to 1.4 months. 6 months is considered a balanced market.
