You may have heard or read about the recent increase in inventory of homes, decrease in the number of buyers, and the changing real estate market. All of that is true, but it doesn’t contain perspective of where we’ve been. Earlier this year it was like there were 100 buyers and 10 properties. Now it is like 75 buyers and 25 properties. We are not seeing buyers rush to see the new listings the day they hit the market; no traffic jams at open houses; or 50 offers on a home. Buyers are taking more time, but the best homes are getting several offers and above the list price. Buyers still outnumber Sellers and will continue to do so as long as we have a hundred thousand people moving into North Texas every year! I saw an article that estimated we are short 85,000 homes because of the move-ins and the builders not being able to keep up with demand.
So yes, NOW Is a good time To Sell.
The World is Changing and So is Home Selling!
We now live in a virtual world: video conferencing, 3-D tours, online open houses, video showings by the buyers’ agents, electronic signatures, mobile closings etc.
So how does a seller pick the right Realtor?
Well, you need one who is in tune with the market and can give you good advice about correct pricing, can recommend repairs and updates that will make your home sell quicker, and has a modern marketing plan that includes social media.
