Dallas Area Residential Sales Report for June – Allen, TX
Sales down. Listings up along with prices.
Sales fell 28.5% in June. Pending sales dropped 14.3%. The average sales price rose 26.6% while the median sales price jumped 27.7%. Buyers on average paid 106.8% above the original list price. New listings saw a small increase of 3.2% but with the drop off in sales the active listing number rose 47.6%. While this may seen like a large increase in active listings, the months of inventory only climbed to 1.7 months. 6 months is considered a balanced market and we are a very long ways from that. Buyers still outnumber sellers by a lot!
