Dallas Area Residential Sales Report for May – Far North Dallas

Everything down except sales prices!

Single family sales fell by 23.7% compared to last May. Pending sales also declined by 23.6%. The median sales price increased 28.4%. The average sales price jumped 34.4% higher. The ratio of sales price to original list price came in at 107.5%. New listings declined 11% and active listings were 23.6% off. The months of inventory now stands at 1 month.

Pending Sales: 73

Median Sales Price: $700,000

Average Sales Price: $831,489

Ratio of Sales Price to Original List: 107.5%

New Listings: 130

Active Listings: 97

Months of Inventory: 1 month
