Let’s start with inventory. Right now, we have a 4.64 months supply of inventory in Dallas. That means if no new homes were listed, it would take 4.64 months to sell all the current homes on the market. Over the last year, we’ve seen a 25.07% increase in inventory, so there are more options out there for buyers.
Moving on to pricing, the list to sold price percentage is currently at 97.5%. This means that on average, homes are selling for 97.5% of their list price. The median days on market is 41, which is a good indicator of how quickly homes are selling in our area.
And finally, the median sold price in Dallas is $510,000. This gives you an idea of the average price point for homes in our market.
