Dallas Area Residential Sales Report for February – Plano, TX

This report compares February  to January

Sales rose 50.91% in February compared to January. Pending Sales did not keep up down 3.94%. The median sales price  increased % while the average sales price rose 13.18%.   The ratio of original list price to sales price climbed 2.12%.  New listings declined 5.96% . Active listings fell 21.20%. Days on market came in 4.35% lower. months of inventory dropped 27.27%.

Inventories are getting very low and we are seeing multiple offers on the best properties and above list price.

Pending Sales: 122

Median Sales Price: $516,200

Average Sales Price: $601,397

Ratio of Original List Price to Sales Price: 96.40%

New Listings: 142

Active Listings: 171

Days on Market: 44

Months of Inventory: 0.8 months
