Dallas Area Residential Sales Report for December – Richardson, TX

This report compares December to November.

Sales of single family homes rose 46.8% in December compared to November. Pending sales however fell 38.78%. Not a good sign for January sales. The median sales price declined by a slight 1.12% while the average sales price  dropped 2.7%. The ratio of sales price to original list price came in with a small decline of 0.62%. New listings continued to fall off 45.24%. Active listing showed a fall of 25.2% Days on market increased 10.7% . Months of inventory  shrank  by 25% Buyers have little to choose from.

Pending Sales: 30

Median Sales Price: $440,000

Average Sales Price: $458,744

Ratio of sales Price to Original List: 95.8%

New Listings: 46

Active Listings: 101

Days on Market: 31

Months of Inventory: 1.2
