Dallas Area Residential Sales Report for December- Dallas

Prices continue to decline along with inventory.

This report compares December data to November data.

Sales were only off by 2 units. However pending sales fell 27%. The median sales price declined 201% while the average sales price fell 13%. The ratio of sales price to original sales price was 1% lower. New listings took a 34% hit. Active listings were 16% lower.Days on market rose 16%, but the months of inventory declined 14%.There is really not much for buyers to choose from.

Pending Sales: 336

Median Sales Price: $360,200

Average Sales Price: $575,476

Ratio of Sales Price to Original List: 93.6%

New Listings: 501

Active Listings: 1,344

Days on Market: 42

Months of Inventory: 1.8
