Single family home sales fell 7.7% in December. Pending sales dropped 19.2%. The median sales price declined 1% while the average sales price was 4.3% down. The ratio of sales price to original list price came in at 93.7%. New listings continued to and was 27.7% lower. Active listings were off 12.5%. Days on market rose jumped 20.5%. Months of inventory had a small decline to 2.2 months. 6 months is considered a balanced market.
