Dallas Area Residential Sales Report for November – Dallas-Ft. Worth-Arlington MSA

In he past these reports have used year over year comparisons, however a year over year comparison no longer gives you an accurate view of what’s happening in he todays market. I have therefor changed to a current month vs. previous month report.

November sales were off by 12.6% compared to October. Pending sales declined 2.5%. The median sales price dropped 1.25% while the average sales price rose 1.09%. Not sure why that happened. The ratio of sale price to original list price came in at 94.7%. New listings increase 15.3%. Active listings were off by 2.99%. Days on market rose by 15.8% and the months of inventory was flat.

Sales: 5832

Median Sales Price: $395,000

Average Sales Price: $486,558

Ratio of sales price to Original List: 94.7%

New Listings: 7221

Active Listings: 19,016

Days on Market: 44

Months of Inventory: 2.5
