New listings continue to decline.
Single family home sales dropped 32.7% compared to last September. Pending sales fell 9,8%. The median ssles price increased by 17.8% while the average sales price was 19.4% higher. The ratio of original list price to sales price was 95.1%. New listings were off by 10.2% and the active listings jumped by 100.4%. This is very deceptive. The months of supply only stand at 2.3 months. 6 months is comsidered a balanced maeket.
