Dallas Area Residential Sales Report for July – Dallas-Fort Worth-Arlington MSA
Sales down but prices continue to rise!
Single family home sales fell by 14.3% in July compared to last July. Pending sales were only down 0.3%. The median sales price rose 15.1% while the average sales price came in with a 14.9% increase. Buyers paid on average 100.6% of the original list price. new listings had a small increase of 1.9%. However active listings jumped 59.8% The months of inventory now stands at 2.2 months. We are still a very long way to the 6 months supply that’s considered a balanced market.
