Dallas Area Residential Sales Report for Feburary – Carrollton/ Farmers Branch

Carrollton/ Farmers Branch has the lowest supply in the area.

Home sales fell 5% in January. Pending sales dropped 22%  Not a positive sign for February sales. As in other areas prices are being pushed up by stiff competition form buyers. The average sales price rose 24% as did the median sales price.  New listing declined 25%. Active listings were of by 53%. Th months of inventory now stands at 0.2 months.

Average Sales Price: $443,841

Median Sales Price: $396,000

Pending Sales: 123

New Listings: 110

Active Listings: 5

Months of Inventory: 0.2 months
