Dallas Area Residential Sales Report for December – Wylie, TX

Sales down but prices up!

Home sales fell 22% as compared to last December. Pending sales declined 22% as buyers are having a hard time finding that dream home. The average sales price was 23% than last year while the median sales price increased15%. New listings dropped 7% and with the buying that has occurred active listings came in50% down. The months of inventory now stands at 0.5 months. 6 months is considered a balanced market and we are a long way from that number.
