Prices up. Supply very Short
Sales were dowsn11& in the Far North Dallas Area. Pending sales fell 24% as buyers are having a difficult time finding that dream home due to the extremely short supply continues to push prices higher. The average sales price rose by 29% while the median sales price rose 23%. No help from new listing down 11%. The number of active listings declined by 50% taking the months of inventory down to 0.5 months. 6 months is considered a balanced market.
