Dallas Area Residential Sales Report for October – Carrollton/Farmers Branch

Sales down with very low inventory

Incase you are wondering why these to cities are combined, it’s because they share a common school district.

Sales fell 11% compared to last October. Pending sales however rose 2%. The average sales price increased 10%  while the median sales price climbed 19% as buyers were forced to move into higher price ranges to find that dream home. New listings were no help down 13%. Active listings came in 49% down. The months of inventory now stands at 0.5 months.

Average Sales Price: $533,145

Median Sales Price: $470,000

Pending Sales: 323

New Listings: 278

Active Listings: 162

Months of Inventory: 0.5
