Dallas Area Residential Sales Report for July – McKinney, TX

Sales and pending sales off sharply!

Single family home sales fell 22% while pending sales dropped 25%. That’s not setting up for a positive sales number in August. Buyers continue to pay more for homes with the average sales price up 27% compared to last July. The median sales price rose 26%. No help for buyers with a 7% decline in the number of new listings. Active listings fell by 42%. The months of inventory now stands at 0.8 months.

Sales: 296

Average Sales Price: $496,573

Median sales Price: $452,000

Pending Sales: 269

New Listings: 334

Active Listings: 200

Months of Inventory: 0.8 months Information
