Dallas Area Residential Sales Report for June – Prosper, TX

Sales down. Prices continue to rise.

Single family home sales fell 19% as compared to last June. Pending sales declined 26%. Not a good sign for July sales. The average sales price shot up 45% as buyers moved up in the price range to find that dream home. The median sales price came in with a 42% rise. The number of new listings fell 15% and the active listings were down by78%. Months of inventory declined to 0.5 months. That means at current absorption levels it would take 15 day to run out of prosperities.
