We are still getting distortion in the yearly comparisons due to the COVID-19 Virus

Home sales rose 27% compared to last May. Pending sales however were down 12%. It looks like buyers are having a hard time finding that dream home at a price they can afford. The average sales price jumped 34% while the median sales price rose 26%. We continue to have supply problems with new listings falling 12%. The active listings came in with a 64% decline. Months of inventory now stands at 0.8 months.
