Dallas Area Residential Sales Report for April – Richardson, TX

April 2020 was the first full month of the lock down due to the virus so the year over year comparisons are a but skewed.

Home sales rose 22%. The pending sales number was up 55% Average sales price climbed 16% while the median sales price gained 15%. New listings jumped 56%. This was not enough to keep up with the sales so that number of active listings fell 51% taking the months of inventory down to 0.6 months.

There are just too many buyers chasing too few properties!

Sales: 126

Average Sales Price: $398,991

Median Sales Price: $375,000

Pending Sales: 135

New Listings: 153

Active Listings: 71

Months of Inventory: 0.6 months
