Dallas Area Residential Sales Report for January – Carrollton / Farmer Branch

Home sales were only up 1% but pending sales rose 22% compared to last year. The average sales price increased 1% while the median sales price came in flat. New listings did not help the supply situation only up 1%. The number of active listings declined 63% taking the months of inventory down to o,4 months. I do not recall ever seeing so few properties on the market.

Average Sales Price: $359,506

Median sales Price: $321,250

Pending Sales: $157

New Listings: 141

Active listings: 64

Months of Inventory: 0.4
