Dallas Area Residential Sales Report for August – Far North Dallas

Single family home sales shot up 39% in August as compared to last August. Pending sales rose 26% so September is shaping up to be a positive sales month. The average sales price was flat while the median sale price increased 5%. Now for the bad news if you are a buyer.

The number of new listings declined 9% and the active listings fell by 50%. The months of inventory is now at 2 months. If we continue to see these low inventory numbers buyers will have a very hard time finding that dream homes and will find themselves in competition with other buyers for the best homes. Of course, if you are a seller this is a fantastic situation!

Sales: 131

Average Sales Price: $518,481

Median Sales Price: $465,750

Pending Sales: 127

New Listings: 118

Active Listings: 171

Months of Inventory: 2
