Dallas Area Residential Sales Report for July – Allen, TX

Buyers were out in full force snapping up homes in the Allen area. Sales of single family homes rose 34% as compared to last July. Pending sales rose 22% so August is looking to be a positive month. The average sales price came in 4% higher while the median sales price eked out a 1% increase. Now the bad new if you are a buyer. New listings fell 20%. Active listings dropped 54% and the months of inventory now stands at 1.4 months. What hoes that mean. Well, if you are a buyer you just don’t have many homes to choose from and you can expect stiff competition from other buyers.
