Dallas Area Residential Sales Report for January – Prosper TX
As I have stated in other reports, you really have to remember that these numbers are a comparison to January 2019 when sales were depressed due to high interest rates.
Homes sales were up a whopping 74%. Pending sales shot up 81%. February will report very good numbers. The average sales price rose 5% while the median sales price climbed 9%. When you see the average lower that the median it tell you that sales were concentrated in the upper price ranges. New listings came in 23% higher but with all rhe sales and pending sales the number of homes on the market dropped 13%. The months of inventory declined to 3.6 months. That’s just a little more than half way to a balanced market.
