Dallas Area Residential Sales Report for January – Richardson TX

Before we start in on the numbers a caveat. Last December was a very slow month for home sales due to the high interest rates so the year to year comparison is a little off.

Homes sales were 55% higher than last January.  Pending sales increased 29%.The average sales price rose 3% while the median sales price climbed 2%. those numbers are in line. We had a good increase of 38% in the number of new listings and a 12% rise in the active listings. The months of inventory slightly climbed to 1.6 months. that is a very low number and if you are a buyer you will have a hard time finding your dream home.

New Listings: 140

Active Listings: 164

Months of inventory: 1.6
