Dallas Area Residential Sales Report for January – Carrollton/FarmersBranch
January home sales jumped 15% as compared to last January. Pending sales however did not follow suite down 11%. The average sales price rose 10% while the median sales price increased 12%. When the median is rising grater than the average it means there were more sales in the upper price ranges. New listings took a fall of 24% and active listings dropped 36%. The months of inventory now stands at 1.1 months. Things are really tightening up! If inventories keep falling we will start to see bidding wars again.
