Dallas Area Residential Sales Report for November

Home sales were 2% higher in November than a year ago. Pending sales rose 8% so December is looking like a positive months. The average sales price increased 2% while the median sales price increased 4%. Now for the bad news. The number of new listings declined 4%. Active listings fell 2% and months of inventory is now at 2.6 months. What does that mean? Well if you are a buyer you are going to have a harder time finding the home of your dreams.

Sales in the $200,000 to $399,999 range now represent 56% of all home sales. Sales below $200,000 continue to decline as buyers just can’t find homes to purchase.

Average Sales Price: $312,036

Median Sales Price: $261,000

Pending Sales: 8,163

New Listings: 8,833

Active Listings: 23,470
