Dallas Area Residential Sales Report for December – Garland TX

Homes sales were off sharply in December in the Garland area. Down 17%. Pending sales were even worse falling 24%. The average sales price declined 3% but the median sales price rose 3%. Just some gyrations in the make up of the sales. I think I would look at the average sales price to see what’s happening in the market. Pending sales declined 7%. The number of active listing increased 48% compared to last December. The months of inventory is at 1.7 months. This is one of the lowest inventory levels in the Metroplex.

Sales: 155

Average Sales Price: $211,258

Median Sales Price: $200,900

Pending Sales: 126

New Listings: 138

Active Listings: 285

Months of Inventory: 1.7
