Dallas Area Residential Sales Report for June – Carrollton/Farmers Branch

Carrollton and Farmers Branch followed the trend of most of the northern Dallas suburbs in June. Sales fell 12% and pending sales were off by 11%. The pending sales number is not a good sign for July sales. The average sales price declined 1% but the median sales price rose 2%.

The number of new listings increased 6%. The active listings jumped 54%. This number is a little deceiving because it’s a comparison to the active listings in June of 2017 and last July saw an extremely low inventory. The months of inventory did increase to 2 months. with 6 months considered a balanced market, you can see even with the slow down in sales and the increase in active listings, we are still very heavy tilted to the seller side.

Average Sales Price: $320,364

Median Sales Price: $295,000

Pending Sales: 179

New Listings: 253

Active Listings: 292

Months of Inventory: 2
