Dallas Area Residential Sales Report for April – North Dallas
Sales in North Dallas were up 3% as compared to a year ago. The average sales price declined 4% but the median sales price rose 2%. Just looks like some gyrations in the markup of the April Sales but prices have been moderation over the last several months and especially in the high-end market.
A little more concerning is the 13% decline in the pending sales number. Not looking good for May.
The number of new listings fell 5%. The active listings also dropped 5%. This declined in listings took the months of inventory down to 5.6 months. Very close to the 6 months considered a balanced market.
