Dallas Area Residential Sales Report for January – Carrollton/Farmers Branch

Sales showed a strong gain of 17% in January as compared to last January. The average sales price was down 1% and the median sales price was also off by 1%. We have been seeing some moderation in prices. Pending sales dropped 16%. This is a little troubling. Pending sales are an advanced look at the closed sales to come. The number of new listings declined 16%. Active listing retreated 9%. This  declines caused the months of inventory to fall to 0.8 months. This is terrible if you are a buyer and goes a long way to explaining the decline in the pending sales number. buyers just can’t find anything to purchase.

Sales: 104

Average Sales Price: $288,366

Median Sales Price: $260,000

Pending Sales: 127

New Listings: 125

Active Listings: 124

Months of Inventory: 0.8
