Sales were up in Wylie by 3%. The average sales price rose 10% while the median sales price increased by 15%. Pending sales fell 10%. I do not think this is the start of some trend but rather just a blip in the market.
The number of new listings jumped 27% and the active listings climbed 10%. It looks like a large number of the new listings were builders new homes. As of this writing, there are 140 active listings and 80 of these are new construction. If you are looking for new construction, you have a number to select from, but if you want an existing home, they are in short supply. Also, if you want a home under $200,000 there are 4 on the market. The months of inventory now stands at 1.7 months. It’s a Seller’s Market!
