North Dallas Neighborhood – Greenway Parks

The single-family market in the Greenway Parks Addition of North Dallas in August 2025 is in a really interesting spot. It’s a high-end, luxury market, but even at this level, things have shifted from the wild days of a year or two ago.

Homes are a staying on the market for a bit longer. Instead of selling in a flash, they’re averaging around 44 days on the market. This gives both buyers and sellers a little more room to breathe. For buyers, this is a huge plus, as you’re not in a pressure-cooker situation. For sellers, it just means you need to be a little more patient and make sure your home is presented perfectly to stand out.

Overall, the neighborhood is still really competitive. Some homes are getting multiple offers, but the key is that buyers are becoming more discerning. They’re doing their homework, comparing prices, and aren’t as willing to blindly overpay. So, while it’s still a top-tier market, it’s a lot more balanced than it used to be.
