  • Market Competitiveness: While still somewhat competitive, the market is leaning more towards a “buyer’s market” or a more balanced environment in Denton County. This means the supply of homes is beginning to outweigh the demand. Fewer homes are selling above list price (14.8% in Denton County in June 2025, down from the previous year), and more homes are experiencing price drops (41.1% in Denton County).

In essence, the Denton County real estate market is transitioning to a more moderate pace. While there’s still demand, the rapid appreciation and intense competition of recent years have eased.
