Buyers Finance Mortgage 4 – Mortgage Pre-Approval and Required Documents

One of the most critical steps in the home buying process is getting pre-approved for a mortgage. Pre-approval not only gives you a clear idea of how much you can afford, but it also shows sellers that you’re a serious and qualified buyer. To help you navigate this crucial step, let’s dive into what pre-approval entails and the essential documents you’ll need to gather.
What is mortgage pre-approval?
Mortgage pre-approval is an evaluation by a lender that determines whether you qualify for a mortgage and how much you can borrow. It’s a preliminary agreement that the lender is willing to extend a loan to you based on your financial situation. Unlike pre-qualification, which is a basic estimate of your borrowing power, pre-approval involves a more detailed analysis of your finances and often includes a credit check.
What documents do you need for a mortgage pre-approval?
To get pre-approved, you’ll need to provide your lender with a variety of documents that verify your financial stability. Here’s a checklist of what you’ll typically need:
Proof of Identity
  • Government-issued ID: A driver’s license, passport, or another form of photo identification.
  • Social Security Number: This will be used for a credit check and other verification purposes.
Proof of Income
  • W-2 Forms: Typically, the last two years of W-2 forms are required to verify your income and employment.
  • Pay Stubs: Recent pay stubs (usually the last two or three) to show your current income level.
  • Tax Returns: Complete tax returns from the last two years, including all schedules and attachments.
  • Additional Income Documentation: If you have additional sources of income, such as bonuses, overtime, or rental income, you’ll need to provide documentation to support these.
Proof of Employment
  • Employment Verification: A letter from your employer verifying your position, length of employment, and salary. In some cases, lenders may contact your employer directly.
Proof of Assets
  • Bank Statements: Statements from the last two to three months for all your accounts, including checking, savings, and investment accounts. This helps the lender assess your financial stability and ensure you have enough funds for a down payment and closing costs.
  • Retirement Accounts: If applicable, provide statements from your 401(k), IRA, or other retirement accounts.
Debt Information
  • Credit Report: The lender will pull your credit report to evaluate your credit history and score. If you have any outstanding debts, such as student loans, car loans, or credit card balances, you’ll need to provide details about these obligations.
  • Monthly Debt Payments: Documentation of any recurring debt payments, including loans and leases, to determine your debt-to-income ratio.
Other Important Documents
  • Gift Letters: If someone is giving you money to help with your down payment, you’ll need a signed letter stating that the funds are a gift, not a loan.
  • Divorce Decrees or Alimony/Child Support Documentation: If applicable, provide court orders or agreements regarding any financial obligations or income related to divorce or child support.
Once you’ve gathered all the necessary documents, you’ll submit them to your lender, who will then review your financial situation. The lender will evaluate your credit score, debt-to-income ratio, employment history, and available assets. Based on this evaluation, they will determine whether you qualify for a mortgage and, if so, how much they are willing to lend you.
If you’re approved, the lender will issue a pre-approval letter stating the loan amount you’re eligible for. A pre-approval letter is typically valid for 60 to 90 days and can give you a competitive edge in a hot real estate market. With this letter in hand, you can make stronger offers and move quickly when you find the perfect home.
