Hey there! So you’re eyeing Princeton, Texas – great choice, it’s blowing up right now! Basically, Princeton is this super charming small town about 40-45 minutes northeast of downtown Dallas (depending on traffic), right off 380, so you get that peaceful country vibe but you’re still close enough to jump into the city when you want. It’s grown like crazy the last few years – went from like 8,000 people to pushing 25,000+ because it’s one of the last affordable spots this close to McKinney, Plano, and all the big job centers up in Frisco and Allen.You’ve got that classic Texas mix here: cute historic downtown with some barbecue joints, coffee shops, and local stores, brand-new master-planned neighborhoods popping up everywhere (like Whitewing Trails, Bridgewater, Arcadia Farms – all with pools, trails, playgrounds, the whole deal), and then wide-open acreage if you want a few acres and a custom home. Schools are Princeton ISD and they’re building new campuses left and right to keep up with growth – most families I work with really like the community feel and the newer facilities.Cost of living is still way lower than McKinney or Prosper – you can still snag a brand-new 4-bedroom around the mid $300s to low $500s, which is basically unheard of this close to Dallas now. Lake Lavon is just minutes away for fishing and boating, there’s a new HEB and Walmart, Lowe’s, tons of restaurants coming in, plus the new Baylor Scott & White hospital campus. Commute-wise, 380 is getting widened (finally), and the Collin College campus here is expanding too.It’s honestly perfect if you want that front-porch, everybody-waves, kids-playing-outside feel but don’t want to be two hours from everything. Families love it, investors love it, even retirees are moving here for the low taxes and slower pace.
