Dallas Area Residential Sales Report – Dallas Neighborhood – Lake Highlands

You know, the single-family home market in Lake Highlands right now in September 2025 is actually a pretty interesting tug-of-war. For a long time, sellers were totally in charge, but things have definitely started to balance out, which is good news for buyers.

We’re seeing that homes are taking a good bit longer to sell than they did last year. Buyers aren’t having to rush to make a decision in a weekend anymore; they have time to really think things through and do their homework. The number of homes changing hands is actually up a bit, which is great because it shows people are still moving, but the negotiation power has definitely shifted.

Sellers aren’t getting quite as close to their asking price as they used to, and fewer homes are selling for over the list price. On average, most properties are selling for a little under what the sellers initially hoped for. This tells us that if you’re a buyer, you have more room to negotiate and get a better deal than you would have a year ago. Basically, the market is still considered competitive, but it’s a much more reasonable competition than it was before.
