
In the Panther Creek neighborhood of Frisco, the real estate market in August 2025 felt a lot different than it did last year. It’s definitely not the super wild, “anything goes” market we saw before. Things have calmed down and are now a bit more of a mixed bag.
If you were a buyer last year, it was a race to the finish line, but now you can take your time. You’ll see more homes to choose from, and they’re not flying off the shelves as quickly. This gives you a real chance to actually think about your offer and not feel pressured into a bidding war. Some homes are even seeing price reductions, which is something you just didn’t see much of last year.
For sellers, it’s not as simple as putting a sign in the yard and watching the offers roll in. The market has become more strategic. While the neighborhood is still very desirable and homes are selling, you have to be smart about how you price your house. If you price it too high, it might just sit there for a while. The good news is, people are still moving here, so the demand is there, but buyers are just being more careful with their money now. So, while it’s still a good time to sell, you have to be a bit more patient and work with a good plan.
