The single-family home market in McKinney, Texas, in August 2025 is in a really interesting place right now. For a while, it was a total frenzy, but things have definitely settled down and are looking more balanced. It’s a fantastic time to be a buyer because you have more options and less pressure than you did last year.

Right now, homes are generally taking a bit longer to sell, so you don’t have to jump on the first thing you see. You have more time to think things over, get a good inspection, and feel confident in your decision. It’s not the kind of market where every home gets multiple offers right away. While prices are still pretty high, and the area is super popular, the crazy price hikes we saw a while back have cooled off.
