Dallas Neighborhood – Lower Greenville

Hey! So, if you’re looking at the single-family home market in Dallas’s Lower Greenville neighborhood in August 2025, here’s the vibe.

It’s definitely not the crazy, hectic scene it was a year or two ago. Back then, homes were flying off the shelves and people were paying way over asking price. Now, the market has settled down and it’s much more balanced.

The inventory is up. That means you have more options to choose from, which is a big plus for buyers. Homes are also taking longer to sell—on average, around 32 to 47 days. That gives you more time to look, think, and not feel pressured to make a rushed decision.

As for prices, it’s a mixed bag depending on the specific house. The median sale price is seeing a small decrease, but some of the larger, more expensive homes are still selling for a premium. Overall, homes are selling for just a little under their list price, so there’s some room for negotiation. You can’t just throw a lowball offer out there, but you’re not going to be in a bidding war either.

In short, it’s a much more buyer-friendly market now. You have more choices, more time, and a better chance to negotiate a good deal. It’s a great time to be a buyer in Lower Greenville.
