Despite some softening indicators, Prosper’s home values have shown long-term resilience, with a reported 53.6% appreciation over the last five years, reaching $757,500 in 2025 from $493,000 in 2020. Inventory also saw an increase, with 575 homes for sale in June 2025, a 10.4% rise from May 2025. New listings also increased across various zip codes within Prosper and Celina. While the market might be cooling from its peak, the increased sales volume and continued overall appreciation suggest a maturing, rather than collapsing, market, with more opportunities for buyers than in recent years
