Marie Walton: Let’s start with the inventory levels in Dallas. Currently, there is a 6.55 Months Supply of Inventory. This means that if no new condos or town homes were to come on the market, it would take 6.55 months to sell all the existing condos and town homes. Over the last 12 months, we have seen a significant increase of 76.55% in the Months Supply of Inventory.
When it comes to selling your condo or town home, the Sold to List Price percentage is an important indicator. In Dallas, the current Sold to List Price percentage is 96.4%. This means that on average, condos and town homes are selling for 96.4% of their listing price.
The median days on market in Dallas is 71 days. This is the average amount of time it takes for a condo or town home to sell from the day it is listed to the day it goes under contract. It’s important for sellers to consider this when pricing their condos and town homes.
And finally, the median Sold Price in Dallas is $323,194. This is the midpoint of all the home prices sold in the area, giving you a good idea of the market value.
