Let’s start with the Months Supply of Inventory, which currently stands at 3.72 months. This means that if no new homes were to come on the market, it would take 3.72 months to sell all the existing homes. Over the last 12 months, we have seen a 53.09% increase in the Months Supply of Inventory.However 6 months is considered a balanced market so we are still very much tilter to the seller’s side.
The List to Sold Price percentage is currently at 97.3%. This means that on average, homes are selling for 97.3% of their listing price.
The median days on market is 57, which indicates how long it takes for a home to sell from the time it is listed to when it goes under contract.
And finally, the median sold price in Collin County is $525,000. This is the midpoint of all the home prices sold in the area, with half selling for more and half selling for less.
