Dallas Area Residential Sales Report – Farmers Branch, Texas

Hi everyone, I’m Marie Walton, a REALTOR® with Ebby Halliday REALTORS, here to give you a market update for the Farmers Branch,Texas as of November 2024.

Let’s start with the Months Supply of Inventory, which currently stands at 3.88 months. This means that if no new homes were to come on the market, it would take 3.88 months to sell all the existing homes. Over the last 12 months, we’ve seen a 44.24% increase in the Months Supply of Inventory, indicating a shift in the market.

Moving on to the List to Sold Price percentage, we’re seeing a strong figure of 97.7%. This means that on average, homes are selling for 97.7% of their list price, showing a healthy balance between supply and demand.

The median days on market is 46, which is the amount of time it takes for a home to go from being listed to being sold. This number gives us an idea of how quickly homes are moving in this City.

Lastly, the median sold price in the Farmers Branch is currently $406,000. This is the midpoint where half of the homes sold for more and half sold for less. It’s important to keep in mind that this is just a snapshot of the market at this time.
