Let’s dive right in. As of August 2024, we currently have a 4.5 Months Supply of Inventory in Dallas County. This means that there are enough homes on the market to last 4.5 months at the current pace of sales. Over the last 12 months, we have seen a significant increase of 56.79% in Months Supply of Inventory, so now is a great time to make your move in the real estate market. However we are still tilted to the sellers side.
Our List to Sold Price percentage is currently at 97.8%, showing that homes are selling close to their listing price. This is great news for sellers who are looking to get top dollar for their homes.
The median days on market in Dallas County is 33, which is relatively low compared to other markets. This means that homes are selling quickly, so buyers need to act fast when they find a home they love.
Lastly, the median Sold Price in Dallas County is $372,500. This is a strong indicator of the health of the market and shows that there is value to be found for both buyers and sellers.
Overall, the real estate market in Dallas County is thriving, with low inventory, high list to sold price percentages, and quick sales. Whether you are looking to buy or sell, now is a great time to make your move.
